How does the personalized home search work?

You complete a planning intake with your preferred areas, price or payment comfort, property type, space needs, timeline, financing stage, must-haves, deal-breakers, and the larger goal behind the move. Can I change my search criteria after it is set up?

Yes. A useful home search should evolve. Touring homes often reveals which features matter most, which compromises feel reasonable, and whether the budget, location, property type, or timing should change. Tell the team what you learn and the search can be adjusted.

How should I compare two or three homes?

Compare more than asking price. Review estimated monthly principal and interest, taxes, insurance, HOA fees, cash to close, immediate repairs, commute, condition, location risks, resale considerations, and how well each home supports your larger plan. What costs should I consider beyond the mortgage payment?

Depending on the property, consider property taxes, homeowners and flood insurance, HOA or community fees, utilities, maintenance, near-term repairs, inspections, appraisal, title and closing costs, travel or commute costs, and reserves for surprises. Verify current figures with the appropriate provider before deciding.

Can you compare new construction with resale homes?

Yes. The planning conversation can compare price, builder incentives, financing terms, lot and upgrade costs, completion timing, warranties, inspections, HOA or CDD obligations, taxes, insurance, maintenance, location, negotiation leverage, and likely resale flexibility. Builder representatives work for the builder; ask how independent representation applies before visiting or signing.

How do I know what my current home is worth?

We find your home's value with a full study of your local market, not just an online estimate. We look at what has sold, what is pending and what is active near you, and we use that to build a pricing plan for your home. What is home equity?

Home equity is the estimated current market value of a property minus the amount still owed on loans secured by it. Equity can change with market value, principal payments, additional borrowing, and selling costs. An estimate is not cash in hand and is not a guarantee of proceeds.

How does the equity tracker work?

You enter the original purchase price, original loan, current estimated value, and estimated loan balance. The tool calculates an educational estimate of current equity and a future planning scenario. It does not retrieve lender balances, create an appraisal, predict the market, or replace financial advice.
